1.  Selection, selection, selection. There are over 6400 single family homes on the market in Ada and Canyon counties in Idaho. Regardless of your price range, there are plenty of houses from which to choose.

2.  No Bidding Wars. In 2005 many clients would bid on multiple homes before they were able to purchase one. Other buyers bid the properties up substantially from the original listing price. There is less competitive bidding in this buyer's market.

3.  You can make an offer. A few years ago when you made an offer, the only question was how high above the list price were you willing to go. In today's market a seller will look at a reasonable offer even if it's not full price. 

4.  Patience is tolerated. In the hot seller's market that existed everything was rushed.  Today a buyer can take their time, look at several homes and think about their decision for a few hours.

5.  The Rental Market is up. Many people are moving to a new area, but can't sell their homes in another state.  Now is a great time to buy an investment property, or rent your existing home and move up to your dream home. 

6.  There are plenty of specs. In the not too distant past buyer had to 'play games' if they wanted a new home.  Now there are hundreds of specs ready for immediate occupancy.

7.  Repair requests are considered. In the past a seller might insist the home was sold 'as is'. Sellers in today's market are willing to make repairs to ‘seal the deal'.

8.  Few, if any investors. It is estimated that over one third of all sales in 2005 were to investors. These non-owner occupied buyers caused the market to sky-rocket and affordability go out the door. It's a great time to buy without having to compete with hundreds of prospective landlords.

9.  Foreclosures on the rise. Because foreclosures are up, banks are more willing to deal with potential buyers of pre-foreclosure homes.

10.  Real Financing is available. Interest rates are at an all time low level.  There are still terrific loan programs available to buyers, even if you don't have impeccable credit.  It's the perfect time to buy real estate!
